A roof is an essential, if not one of the most important, components to your home. There are many things that can break down the roof’s ability to do what it was originally designed to do that cannot be seen without professional inspections by those who are trained to identify those problems. If your roof has damage that goes unnoticed, it can cause greater and more costly problems to your home over time.

Here are some major causes of roof damage and why it’s important to have a licensed and trained professional inspect your roof every 6 months to a year. We hope making you aware of these items that this will help reduce the cost and burden of major damages to your home.

Poor Maintenance – Missing regular inspections on your roof can cause you to miss small problems, damage, or small leaks that can be repaired with little cost and increase the life expectancy of your roof. Regular and simple maintenance will prevent small and minor damage from becoming a major problem.

Hail Damage – When a roof has been exposed to a severe hailstorm; granules can become dislodged from the surface of the shingles. The roof has now been compromised. The colored granules, on the surface of the shingles, serve two important purposes:

1. They are designed to protect the underlying surface from exposure to the sun. 
2. These granules provide an eye pleasing color to the shingles.

When a roof has experienced prolonged exposure to sun it may cause the asphalt to deteriorate. This is the reason why a hail-damaged roof will tend to fail prematurely. Hail damage can very rarely be seen from the ground and requires an on the roof inspection in order to accurately assess the damage of the shingles and roof.

The effects on a shingle from hail damage may not be apparent for about a year, even though damage has occurred to the shingles and roof. At this time, circular areas of granules will fall off the shingles. This is often called spalling. The impact of the hailstone has broken or severely weakened the bond between the granules and the asphalt. After a year or so of weathering, the granules fall off the shingles in the circular area of impact from the hailstone.

With the granules now missing on the shingles, the sunlight (UV) quickly attacks the asphalt and the maximum performance of the shingle has now been compromised. Most manufacturers’ warranties are void when shingles are damaged due to the evidence of hailstorms. It is important after a storm to have your roof inspected for possible hail damage.

Wind Damage – Over a period of time wind can loosen nails, shingles, and other roofing materials. When this occurs even a moderate wind can lift the shingles and cause major and minor damage to a roof. Missing shingles is a great sign that your roof could have sustained wind damage. It will be important to have regular inspections to check that additional shingles have not been creased, loosen, torn, and/or damaged by wind. Wind and hail are two of the most common causes to sever damage to a roof.

Other Weather Conditions – Many different types, colors, styles, and materials used in a roof can be damaged over time by exposure to mother- nature’s elements. Elements like the sun, snow, ice, humidity, and rain can cause pollutants and other chemicals in the air to breakdown and destroy the material in the different roofing components. Regular inspections to your roof will allow these trouble signs, caused by conditions outside of your control, to be identified before the problem gets worse.

Improper Installation – Having your roof installed, repaired, or replaced by a highly trained and licensed professional can make all the difference in the world. Roofs that are installed improperly could have voided manufacturer warranties and greatly decrease the overall life expectancy of the roof. Making sure your roofing professional has experience in your style and type of roof is extremely important. The roofing industry is a very broad industry where products and installation requirements are always changing. Be sure to properly qualify your contractor before allowing them to do any work on your roof.
